In June 2024, the Real Estate Registration Department of the Ministry of Justice registered a total of QR1,118,975,109 in real estate trading volume through sale contracts.
285 real estate transactions were recorded in the month, according to data from the Ministry of Justice’s real estate analytical bulletin, while the number of properties sold index showed an 8 percent increase.
The real estate market index shows that in June, the most active transactions in terms of financial value were in the municipalities of Al Dhaayen, Al Rayyan, and Doha. These were followed by Umm Salal, Al Wakrah, Al Khor and Al Dhakira, and Al Shamal.
According to the June 2024 real estate market index, the transactions in the Al Rayyan municipality had a total financial value of QR358,693,071. The transactions of the Doha municipality had a financial value of QR288,984,702, whereas the transactions of the Al Dhaayen municipality had a financial value of QR290,170,508. The transactions made by the Umm Salal municipality had a total financial value of QR93,532,996. Al Khor and Al Dhakira municipalities recorded trading with a value of QR31,534,209 million, while Al Wakrah municipality recorded transactions with a value of QR42,190,858 million. The Al Shamal municipality kept track of transactions totaling QR13,868,765.
The most active municipality in June in terms of traded real estate spaces was Al Rayyan Municipality, which recorded 40% of the total traded spaces. Umm Salal recorded 8%, Al Wakrah Al Khor, and Al Dhakira recorded 4%, and Al Shamal recorded 3%. These findings are based on the traded space index, which shows that the municipalities in question are Al Rayyan, Doha, and Al Dhaayen.
According to trading indices, the most active municipalities in June in terms of the index measuring the number of real estate transactions (sold properties) were Al Rayyan, with 24 percent, Doha, with 31 percent, and Al Dhaayen, with 20 percent. Of the total real estate transactions, Umm Salal recorded 9 percent of traded transactions, followed by Al Wakrah, Al Khor, and Al Dhakira with 7 percent and Al Shamal with 4 percent.
June’s average price per square foot was found in the following locations: Doha (390–682), Al Wakrah (263–472), Al Rayyan (292-488), Umm Salal (284-526), Al Dhaayen (280–489), Al Khor and Al Dhakira (221-347), and Al Shamal (144).
The highest value of 10 properties sold in June was found in the trading volume; Al Dhaayen sold 6 properties, Al Rayya sold 3 properties, and Umm Salal sold 1 property.
In June, there were 78 mortgage transactions with a total value of QR4,581,635,139. This represents the volume of mortgage transactions.
With 28 transactions or 35.9 percent of all mortgaged properties, Al Rayyan recorded the highest number of mortgage transactions. Doha came in second with 24 transactions, or 30.8 percent, and Al Dhaayen third with 15 transactions, or 19.2 percent. Umm Salal came in third with 7 transactions, or 9.0 percent, Al Wakrah with 3 transactions, or 3.8 percent, and Al Khor and Al Dhakira with 1 transaction, or 1.3 percent of all mortgaged properties during June.
With a value of QR 3,268,481,670, the municipality of Doha topped the list in terms of mortgage value, while Al Khor and Al Dhakira had the lowest value at QR 1,175,000.
In all municipalities where mortgage transactions occurred, except Doha Municipality, where the amounts of mortgage transactions achieved higher ratios compared to the average number of mortgage transactions, the ratio of the number of mortgaged properties was greater than the ratio of the amounts of mortgage transactions. This ratio serves as an indicator of the movement of mortgage transactions.
Doha Municipality had six of the top ten mortgaged properties in June in terms of movement and volume of mortgage transactions; Al Rayyan had four mortgaged properties.
Eighty percent of the total value of mortgage transactions in June came from the top ten properties’ volume of transactions.
Furthermore, the trading movement of residential units in June totaled 52 transactions, valued at QR122,648,720.
