In order to complete Masaar 2, the forested megaproject in Sharjah’s Rowdat district, renowned UAE developer Arada has awarded a comprehensive package of contracts worth AED2.7 billion ($735 million), designating top-tier consultancies and leading contractors to provide integrated construction, infrastructure, and design.
In addition to recently finished enabling work, site preparation, infrastructure development including roads, utilities, and public spaces, as well as full design and supervision by specialized experts, the scope of work includes the building of 1,997 residences in four phases.
According to Arada, four consulting firms and three construction firms have been selected for Masaar 2.
The construction of homes in all four stages will be handled by leading UAE-based contractors Intermass (phases 1, 3, and 4) and Pivot Engineering & General Contracting (phase 2). First handovers are planned for 2027, and full completion is anticipated by June 2028.
Both companies have completed work under the original Masaar master plan in the past.
On the contract award, Group CEO Ahmed Alkhoshaibi said: “From sales launch in early 2025 to full handover in mid-2028, Masaar 2 will be one of the fastest community completions in the UAE, and delivered to the exceptional standard that our customers have come to appreciate.”
“This milestone underscores our commitment to on-time delivery and world-class quality as we continue to shape some of the UAE’s most sought-after residential destinations,” he stated.
World-class amenities including a swimmable forest lake and wellness-focused facilities will be developed by Darwish Engineering Emirates, which has already finished the enabling works throughout the 10.5 million square foot property.
Dewan Architects + Engineers, located in Dubai, was the design consultant for the project’s four stages, which are now complete.
The infrastructure design and supervision were handled by US-based Parsons Overseas, while the master plan concept and design were finished by the international architecture company CRTKL.
DAR has been designated to offer comprehensive supervision consulting services until all four stages are completed in the summer of 2028.
Masaar 2, which debuted in February of this year, sold out in a matter of hours, bringing in AED 5.6 billion and demonstrating the high level of investor demand in Sharjah’s quickly growing real estate market. The neighborhood, which was created as a high-end, environmentally conscious residential destination, is centered by a lush green spine with 40,000 trees and incorporates architecture influenced by nature.
Masaar 3, the third and largest forested master plan in the series, was unveiled by Arada in September. It consists of eight phases and 4,000 dwellings.
Arada claims that Masaar has become one of the most popular and effective community concepts in the area.Â
Within the 19 million square foot woodland setting of the initial Masaar project are 3,000 residences. Along with a wide choice of facilities and top-notch amenities, half of the community has already been turned over. It further stated that full completion is expected by the end of 2026.
