Eight islands with 36 km of coastline, an 800-berth marina, a mall, and a theme park will all be part of a massive AED25 billion ($6.8 billion) Sharjah real estate development that would completely change the city.
The opening of the Ajmal Makan City – Sharjah Waterfront project in Al Hamriyah would significantly alter the Emirate’s real estate market.
The project is around 60 million square feet in size and includes a variety of commercial, residential, and tourism amenities.

Ajmal Makan Real Estate Development CEO Sultan Al Shakrah gave an update on the project, emphasizing that it will house over 60,000 people on eight islands while fusing eco-friendly and sustainable methods with contemporary urban living.
He claimed that as development advances, Ajmal Makan City would greatly contribute to the expansion of Sharjah’s real estate sector and will continue to produce thousands of jobs in numerous industries, including:

- Retail
- Hospitality
- Education
- Healthcare
- Entertainment
- Services
He emphasized that the large-scale freehold project has already sparked great interest from local and foreign investors and is an important part of Sharjah’s economic diversification strategy.
As the master developer, Ajmal Makan Real Estate Development has launched three new projects:
- Al Thuraya Island
- The View Island
- Blue Beach Residence
Furthermore, the first and second phases of Sun Island have been completed, and the Blue Bay Walk project, which was constructed in three parts, has seen the first phase completed, with phases two and three completed ahead of schedule and are now being handed over.
The project includes 1,500 villas, mid-rise buildings, hotels, retail spaces, a university, schools, a theme park, and other attractions that are expected to have a substantial impact on Sharjah’s real estate market.
The project will also extend Sharjah’s coastline by 36 kilometers and include a marina with 800 boat berths, a 1.6-million-square-foot theme park, a 3-million-square-foot shopping mall, and waterfront restaurants, cafés, and entertainment facilities.
Furthermore, 60 percent of the project will be dedicated to green spaces, beaches, and public areas, in line with Sharjah’s environmental objectives. With its sophisticated infrastructure, eco-friendly design, and waterfront living options, Ajmal Makan City is poised to become a popular destination for residents, tourists, and investors.
