The “Gateway to Business Bay,” a dramatic new landmark in Dubai, will include an outdoor Sky Theatre, a first-of-its-kind venue for events and entertainment situated atop a commercial skyscraper.
The 48-story Lumena Tower by Omniyat, a major commercial development with a gross development value of Dh3.6 billion, is ideally situated on Sheikh Zayed Road, at the confluence of Downtown Dubai and Business Bay.
The Lumena Tower, which is expected to be completed in the fourth quarter of 2029, will provide the city with 650,000 square feet of Grade A leasable office space.
“We acquired this significant plot earlier this year and envisioned it as a gateway,” said Mahdi Amjad, founder and executive chairman of Omniyat. “We remained true to that vision and designed a tower that represents a world-class business environment.”
One of the tower’s most notable features is the Sky Theatre, a unique amenity for a business skyscraper in Dubai. This outdoor arena, which will be a vibrant area for events and entertainment, will increase the tower’s appeal.
The structure will have 91 shell-and-core office units with complete fit-out flexibility, enabling tenants and buyers to alter office layouts to meet their requirements.
“It has several key features that will redefine commercial office space in Dubai,” Mahdi explained. “We are designing for the future — thinking about how offices will function in an era shaped by artificial intelligence, abundance, and rapid evolution. Our goal is to create work environments that truly empower their users.”
The most recent addition to Omniyat’s commercial portfolio is Lumena Tower. Mahdi emphasized how crucial first-rate office infrastructure is to sustaining Dubai’s ongoing expansion.
