The $1 billion (Dh3.67 billion) Eden Hills project, which will serve the high net worth individuals who are living or moving to the emirate, was inaugurated on Thursday by the boutique developer H&H Development, based in Dubai.
The uber-luxury villa project, which is situated on Al Khail Road next to Dubai Hills Estate, has prices ranging from Dh17.5 million to Dh97 million, which will help satisfy Dubai’s need for such projects.
According to international real estate experts Knight Frank, the third quarter of 2024 saw a decline in the number of luxury property listings in Dubai as demand continued to exceed supply.
400 transactions were recorded in the city’s most desirable areas in Q3 2024, up from 489 in Q3 2023. This is in line with the decline in the quantity of houses for sale in the entire city.
But in the third quarter of 2024, 92 deals worth at least $10 million were signed, up 8.2 percent from the previous quarter’s 85.
The project will be finished in three stages and will include 327 villas with five, five plus, and six bedrooms, as well as 29 customizable plots. In the gated community’s initial phase, up to 104 villas were put up for sale.

The Central Wadi, a verdant natural setting that is inextricably interwoven with the town, is located at the center of Eden Hills.
