- Title Deed: You must provide a title deed issued for the property in Dubai. It is important to note that the property value stated in the title deed must be at least Dh750,000. Please be aware that title deeds issued for properties in other emirates or by the Dubai International Financial Courts Authority (DIFCA) will not be accepted.
- Initial Sale Certificate: If the property is mortgaged by the developer, you need to submit a copy of the initial sale certificate.
- No-Objection-Certificate (NOC): In case the property is mortgaged, you must obtain a No-Objection-Certificate (NOC) from the bank.
- Marriage Certificate: This is only applicable to spouses who have joint ownership of a property. You need to provide a marriage certificate that is attested by the Ministry of Foreign Affairs and legally translated into Arabic.

How to apply for Dubai’s two-year property investment visa
You have two options:
- Visit the DLD Cube reception – which is on the ground floor of DLD’s official headquarters, located on Baniyas Road, Rigga Al Buteen, Deira.

• Friday from 8 am to 11 am.

2. Fill out the investor visa application online
You can apply for the visa online through the DLD website – dldcube.com.
Steps:
To access the DLD cube website, simply visit dldcube.com. Once there, navigate to the menu tab on the homepage and click on ‘Our Services’. From the drop-down menu, select the ‘Property Investor Visa For 2 Years’ category.
Afterwards, scroll down until you find the ‘Apply Online’ button and click on it.
Now, it’s time to fill in the application form. Provide the following information:
– Your full name, exactly as it appears on your passport.
– Your email address and mobile number.
– Your WhatsApp number, as you will receive a One-Time Password (OTP) on this number to confirm your application.
– Your address in the UAE. It is crucial to enter the correct details, as this is where your Emirates ID will be delivered.
– Your passport number and its expiry date.
– Select your nationality and gender.
– Enter your date of birth.
– Lastly, choose the medical center where you will undergo the UAE residency visa health screening.

- Submit a Certificate of Good Conduct and Behavior issued by the Dubai Police, addressed to the Dubai Land Department.

Following this, you will be informed about your appointment for the medical fitness test and fingerprint scanning, which are necessary for obtaining the residency permit and Emirates ID.
