According to Article 10 of the Sharjah Rental Law, landlords (property owners) are not liable for any fees, fines, or expenses that are the tenant’s responsibility unless both parties agreed to this in their rental agreement, explained Dr. Mansour bin Nassar, Legal Advisor and Head of the Legal Department in the Government of Sharjah.
According to Dr. bin Nassar, the Sharjah lawmaker ensured that the rights of landlords and tenants are properly and equitably protected by the legislation. In addition to conventional legal principles, the law is founded on Islamic teachings, such as the notion that “no one bears the burden of another’s mistake.”
Additionally, he urged all relevant authorities to closely adhere to the new law, including the municipality, Sharjah Electricity, Water and Gas Authority, and any other pertinent agency. They can always get clarification from the Sharjah Government’s Legal Department if any questions or concerns arise.
During a phone conversation on the live radio program (The Direct Line), Dr. bin Nassar said these things. He gave this explanation in response to a caller who had rented out a salon and thereafter encountered a number of issues. The caller was taken aback to discover that he was being asked to pay fines that belonged to his tenant.
