Today, the development of a housing project for citizens in Al Khawaneej 2 was reviewed by H.H. Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, Chairman of the Executive Council of Dubai, and Chairman of the Higher Committee for Development and Citizens Affairs.
During the visit, H.H. Sheikh Hamdan bin Mohammed said that ensuring the familial stability of citizens, providing them with decent living conditions, and enhancing their well-being are among the top priorities of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai. “The housing programme for citizens is under my direct supervision, and we aim to establish unique residential communities designed to bring comfort and happiness to Emirati families,” His Highness said.
The project guarantees that residents can move around safely and conveniently without relying on vehicles, thanks to its rich decoration of expansive green spaces and open areas. The area’s design includes eye-catching entrances, tree-lined, shaded walkways, and a range of public amenities to improve community life. In addition, the project aims to improve accessibility to neighboring districts and promote smooth traffic flow by enhancing nearby roads, intersections, and pedestrian crossings.
Model of Residential Villas
H.H. was greeted by Omar Bu Shehab, CEO of the Mohammed Bin Rashid Housing Establishment, and Commissioner General for Infrastructure, Urban Planning, and Well-Being Pillar, Mattar Al Tayer, upon his arrival at the project site in Al Khawaneej 2.
H.H. received an update on the project’s progress during the tour; it is currently 47% complete, and completion by December of this year is anticipated. 1,050 varied residential units total—128 single villas, 410 duplex villas, and 512 townhouse villas—are included in the project. In addition, the project includes playgrounds, a park, a nursery, specialized bike and pedestrian routes, and a commercial and service center.
After inspecting three residential villa models, H.H. found that the models were particularly well-suited to Emirati families’ needs due to their seamless integration of interior and exterior layouts and efficient use of space. The 7,000 square-foot single villas have a built-up area of 5,080 square feet and five bedrooms. With a construction area of 4,490 square feet and five bedrooms, the duplex villas are situated on 5,000 square feet of land. Townhouse villas range from 4,000 to 5,000 square feet, with a total built-up area of 3,943 square feet and four bedrooms. Additionally, His Highness took a tour of the housing project’s facilities and received an update on the layout of the residential villas and other amenities and services.

Omar Bu Shehab said: “Al Khawaneej 2 housing project reflects our leadership’s commitment to enhancing the well-being of citizens and developing an all-inclusive residential environment that fulfils all their needs and ensures their comfort and safety.”
“The project is part of a series of initiatives undertaken by the Mohammed Bin Rashid Housing Establishment to address the projected housing needs of citizens. It is being designed according to the highest urban planning standards, reflecting our commitment to improving the quality of life and ensuring the comfort of citizens for the next 20 years,” Bu Shehab added.
Projects Underway
The Mohammed Bin Rashid Housing Establishment is currently working on five major housing projects that will meet citizens’ short- and long-term needs. Over 2,200 Emirati families are expected to benefit from these projects, which are scheduled to be completed by 2025. Apart from the Al Khawaneej 2 project, the Mohammed Bin Rashid Housing Establishment is also developing Al Aweer, Wadi Al Amardi, and Oud Al Muteena, and is currently working on a 100-unit housing project in Hatta.
Land Stock Sustainability
The goal of the citizens’ housing strategy is to supply the demand for housing over the next 20 years, in accordance with the goals of the Dubai 2040 Urban Master Plan. This strategy entails the thoughtful distribution and planning of the emirate’s available land in compliance with predetermined standards and guidelines to guarantee the sustainability of the land stock. Incorporating green spaces, shopping malls, and recreational facilities into housing areas will improve living conditions for citizens and diversify the options available for residential units.
Comprehensive Vision
The strategic vision of H.H. Sheikh Mohammed bin Rashid Al Maktoum for citizen housing prioritizes well-being and living standards while concentrating on sustainable development. This project, which is in line with the Dubai 2040 Urban Master Plan, intends to strengthen Dubai’s standing as a world leader in the housing industry. His Highness had initiated a major housing project, committing an unprecedented AED 65 billion over the following 20 years to raise Dubai residents’ standards of living.
Al Warqa Project
In 2023, the Al Warqa 4 Housing Development Project was completed by the Mohammed Bin Rashid Housing Establishment. 136 residential villas totaling 728,510 square feet were part of the project. The villas were tailored to meet the specific needs of Emirati families, allowing for a seamless integration of indoor and outdoor living areas. To accommodate the wide range of citizen preferences, they were designed in a variety of architectural styles.
Al Warqa 4’s residential villas have a variety of external facades. Every villa has two levels, a ground floor and an upper floor, and outdoor spaces that are landscaped and paved. Each villa’s ground floor comprises a guest room, kitchen, maid’s room, laundry room, and a family lounge with a separate entrance. There are four bedrooms on the first floor, each with its amenities.
