Dubai landowners would now be able to take No-Objection Certificates electronically

Dubai: No-Objection Certificates (NOC) for property deals in Dubai can now be executed electronically – a step that will boost the process and, potentially, lower cost for the seller.

The e-NOC system went live at Dubai Land Department on Sunday. Recently, these NOCs are provided by the developer or the concerned owner association (OA) management company. And they normally ask for about Dh1,500 to Dh3,000 for the same. In some chances, getting the OK cost the owner even Dh5,000.

The Land Department has not provided any fees that property sellers would be providing for the e-NOC, and that’s what is providing owners a great hope.

Do it electronically

As per some of the market sources, with the Land Department initiating eNOC, the need for the seller to get in the developer is cut off. If that’s the case, there is also no requirement for the seller to make the obligatory payment to the developer/OA.

The Land Department – and RERA (Real Estate Regulatory Agency) – have been getting into more of the deal process getting into the property purchasing and selling onto online channels. This contains valuation and registration checks and much more. The launch of eNOC is recent in the online evolution.
