Uptown Dubai’s second phase breaks ground

Uptown Dubai's second phase breaks ground

As it continues to significantly improve and grow its real estate offering, DMCC, a flagship free zone and Government of Dubai Authority on commodities trade and enterprise, has begun construction on the second phase of its Uptown Dubai development.

After Swissboring Overseas Piling Corporation was chosen to handle the foundation and enabling work, the groundbreaking took place.

According to a DMCC statement, Swissboring’s main priorities will be basement retention systems for the two towers’ three basement levels, foundation work for the towers, podium levels, and upcoming bridges, dewatering operations, and excavation of the whole phase-two plot.

According to the statement, the scope of work for Phase Two includes constructing two mid-rise towers in the Uptown Dubai neighborhood at the southernmost point of the city, measuring 23 and 17 stories, respectively.

The DMCC states that these towers will have 86,000 square feet of retail and food and beverage (F&B) space in addition to 753,000 square feet of Grade A commercial office space, all in keeping with the upscale level of the urban community.

More than half of the district’s planned towers have now been completed, according to the statement, following the addition of the two towers to the district alongside Uptown Tower and the two residential towers inside Ellington Properties’ recently opened Mercer House.

The district’s central attraction, The Plaza, will eventually be surrounded by Uptown Dubai’s nine towers and offer a vibrant and varied array of events, including immersive art installations, music, film, and fashion shows.

According to the statement, Uptown Dubai will have a gross floor area (GFA) of 5.8 million when it is finished, of which 2.5 million will be devoted to commercial office space.

Speaking at the groundbreaking ceremony, CEO and Executive Chairman Ahmed Bin Sulayem stated that Uptown Tower’s successful opening last year is the reason for this.

The 81-story skyscraper houses the branded residences and hotel rooms of the urban luxury hotel SO/ Uptown Dubai, as well as 31 of the top companies in the world, such as Invisalign, Wellbred, Hikvision, and the Gemological Institute of America, he said.

“The successful pre-leasing in record time of Uptown Tower’s suite of Grade A offices reaffirmed our approach, and as we mark the groundbreaking of Phase 2 of Uptown Dubai, we will aim to fully replicate this success with two new commercial towers adding to the expansion of our business district and DMCC’s overall value proposition,” he added.
