The latest mixed-use development in Ras Al Khaimah, RAK Central, has been unveiled by Marjan, the master developer of freehold properties in the area. It will include a Grade-A office and commercial district and is scheduled to open in 2026.

When RAK Central is finished, it will have over 4,000 residential apartments, 3 million square feet of rentable office space, 3 hotels with more than 1,000 rooms, several parks and green areas, several retail and entertainment establishments, and several connected buildings with more than 1,000 visitor parking spots.

The first phase of the infrastructure and the main business complex are expected to be completed in the fourth quarter of 2026; construction is expected to start in 2024.

RAK Central is going to have the biggest CBD in the northern emirates, according to Marjan. Commercial spaces will have open floor plans to allow for flexible design and will be customized to meet the needs of anchor tenants.

With views of the Arabian Gulf and Al Hamra Golf Club, it will be situated on Sheikh Mohammed bin Salem Al Qasimi Street.

It further stated that RAK Central is anticipated to grow into Ras Al Khaimah’s principal business district, drawing top companies and other regional organizations to establish their regional headquarters, including Marjan.

In addition to utilizing cutting-edge technological solutions, such as artificial intelligence (AI), it will adhere to the sustainability standards outlined in the LEED Gold Certification to build a sophisticated, cutting-edge ecosystem that supports the growth of businesses and communities.

RAK Central will provide freehold residential plots for investors to buy and develop, further solidifying Marjan’s standing as a developer of upscale residential communities.

In addition to having a pedestrian-friendly, green public realm and wide-open spaces and parks to promote a calm lifestyle, the carefully planned land plots will guarantee picturesque views from every unit, it said.

According to him, RAK Central will be developed in phases, with the construction of the first phase to include one million sq ft of commercial office space for rent and additional spaces offered for development.

This will include 34 exclusive residential plots, where developers can build residential towers of up to 45 floors, or approximately 200 meters high.

Marjan’s own headquarters and integrated mixed-use office complex, as part of the first phase, have been designed by Gensler, a world-renowned architecture, design, and planning firm, with 53 offices and 6,000+ professionals across The Americas, Europe, China and the APME region, he added.
