New 69-storey tower on Dubai's Sheikh Zayed Road picks up 'entire crown' in Dh650m deal

Dubai’s real estate market has seen a Dh650 million purchase for a number of units at a new tower on Sheikh Zayed Road just over a month and a half into 2023. With a triplex, two duplexes, and five full-floor penthouses spread across 11 floors at the top, the purchase includes the “entire crown of the building.”

The 69-storey Aire Dubai project is the work of Alta Real Estate Development. The agreement is made at a time when developers are shifting their focus to building additional ultra-exclusive options along Dubai’s SZR corridor, including along the Canal, Business Bay, and the major highway.

This is reportedly the most expensive real estate transaction in Dubai to date in 2023, a year that also saw a Dh400 million acquisition for a penthouse on the Bulgari Lighthouse at Jumeira Bay.

“This transaction opens up a rare opportunity to own one of Dubai’s next great residences,” said Abdulla Al Tayer, Managing Director at Alta Real Estate Development. “A unique chance to put your own stamp on one of the city’s new architectural landmarks.”

The new high-rise offers “sky homes” and “sky flats” with 2, 3, and 4 bedrooms (duplexes, a triplex, and full-floor penthouses).

Units are priced starting at Dh8.2 million, and delivery is anticipated for Q4 of 2026. Five bedrooms, two maid rooms, two “retreat” rooms, a full office, a gym, a sauna, a spa-like en-suite, and a private patio with a 2-meter pool will all be included in the triplex. The outdoor lounge and jacuzzi on the top level of the main terrace have a direct view of the Burj Khalifa.

Gregory Mathieu and Karl Shehfe participated in the Dh650 million transaction, which was mediated by Everose Properties.

Aire Dubai’s completion is anticipated in late 2026. The top 11 floors are covered by the Dh650 million deal.
