In January, Sharjah recorded real estate transactions worth AED3.9 billion

The Sharjah Real Estate Registration Department’s most recent monthly report states that the amount of real estate transactions in the Emirate of Sharjah reached AED3.9 billion in January 2024.

Comparing this to January 2023, when the volume was only AED 2 billion, shows a significant increase. As such, January 2024 saw a considerable rise in transactions compared to January 2023, with 5,412 transactions made in January 2024 compared to 2,999 in January 2023.

According to department statistics, there were 5,412 total transactions in January of last year, of which 879 were sales transactions or 16.3 percent of the total. With 288, or 5.3% of all transactions, and a total value of AED 548.1 million, mortgages accounted for the number of transactions. 4,245 additional transactions were made, making up 78.4% of the total number of transactions.

There were 106 locations where sales transactions took place, spanning across the emirate’s cities and regions and including residential, commercial, industrial, and agricultural land. In terms of traded real estate, 358 lands were exchanged, 282 built-in land transactions occurred, and 239 units were sold in tower transactions out of a total of 358 transactions.

According to the report, the area known as “Muwailih Commercial” had the most sales transactions in Sharjah, with 122. This was followed by the areas known as “Al-Mazairah” (114), “Al-Khan” (61), and “Hoshi” (43).

The most active areas in terms of trading volume were “Al-Mamzar” with AED71.7 million, “Al-Khan” with AED79.2 million, “Al-Sajaa Industrial” area with AED152.5 million, and “Muwailih Commercial” with AED164.1 million.

The majority of the transactions in the central region occurred in “Al-Madina Al-Qasimia,” where 46 transactions totaling AED 32 million were recorded as the highest trading volume.

“Hay Al-Haray Industrial” area in Khor Fakkan had the most transactions, seven in total, while “Hayawa 4” district had the highest trading volume, AED 3.2 million.

Ultimately, “Al-Tarif 5” in Kalba was the busiest area in terms of trading volume, reaching AED 1.5 million, and topped the list with four transactions.
