Dubai real estate prices have risen almost fourfold since 2021

According to data released on Thursday, Dubai real estate prices have nearly quadrupled since 2021.

Real estate transactions for the first nine months of 2025 increased in value from Dh104 billion to Dh 499.1 billion, a 379.9% increase over the same period in 2021. Additionally, the number of transactions increased from 43,200 to 158,400, a 266.7 percent increase.

Over the last 12 months alone, there has been a 20.6 percent increase in transactions and a 32.4 percent increase in total sales value as a result of the sharp upward curve for the January–September period.

According to a fäm Properties market research, average monthly real estate sales increased significantly this year, from 14,600 transactions totaling Dh41.89 billion for the first nine months of 2024 to 17,600 deals totaling Dh55.46 billion.

For investors, the remarkable upward trajectory of the Dubai real estate market suggests long-term stability and sustained growth.

In comparison to the same period last year, average sales volumes and values were also higher for the apartment, villa, business, and plot sectors. Since 2021, there has been a steady trend of robust growth in all sectors year after year, according to data from DXBinteract. 

“During this period, property values have grown faster than the number of deals in all segments, highlighting strong all-round market momentum,” said Firas Al Msaddi, CEO of fäm Properties. “Rising prices are driving much of the market’s growth, which is especially encouraging for investors. While apartment sales still dominate, there have been exceptional gains in both value and volume across all asset classes. This balance highlights the market’s depth and resilience, underpinning the long-term stability and sustainable growth that investors are seeking.”

Apartments saw the largest increase in value over the previous five years, rising from January to September by 451.7 percent, from Dh43.6 billion to Dh240.5 billion since 2021. Additionally, the amount of transactions increased significantly, rising from 28,100 to 123,400, or 339.1%.

Villas saw a 144.3 percent increase in volume to 27,600 transactions, and a 302 percent increase in total value to Dh162 billion.

Over the first nine months of this year, plot sales climbed 378.7% from Dh17.8 billion in 2021 to Dh85.2 billion, while deals surged 61.9 percent to 3,400 transactions.

In the meantime, the value of commercial real estate sales increased by 413.6 percent to Dh11.3 billion. Additionally, there were 4,000 deals, a 150 percent increase.
