In Faya Al Saadiyat, a prestigious beachfront community situated on one of the last villa plots on Saadiyat Island, a record-breaking eight-bedroom ultra-luxury mansion sold for AED400 million ($109 million), making it the most valuable home ever sold in Abu Dhabi, according to leading developer Aldar.
This comes after Aldar’s Nobu Residences Abu Dhabi penthouse on Saadiyat Island sold for AED 137 million.
According to a statement from Aldar, the record sale illustrates the luxury real estate market in Abu Dhabi’s steady expansion, which is being propelled by high-net-worth individuals (HNWIs), long-term residents, and foreign investors.
With more than four million people living in Abu Dhabi, Saadiyat Island has become the most popular tourist attraction in the emirate.
Aldar’s sales on Saadiyat Island in H1 were AED5 billion, demonstrating the remarkable enthusiasm of both domestic and foreign consumers. Russia, France, the United Kingdom, China, and the United States were the leading nationalities among the 86% of buyers who were expatriates, which included 46% residents and 40% non-residents.
The Emirati developer claimed that the Faya Al Saadiyat home, which is situated inside the renowned Saadiyat Beach Golf Club and right on the island’s immaculate beach, offers the highest levels of luxury and the most space on the island, measuring 6,561 square meters.
This iconic ultra-luxury home combines architectural elegance with total seclusion and unhindered 360-degree views of the surrounding landscape and ocean.
Its design, which combines native materials with minimalist aesthetics and spacious open-plan layouts, is inspired by the natural beauty and unique wildlife of Saadiyat Island.
Modern appliances, custom joinery, and Italian-made kitchens and wardrobes are all aspects of this architectural masterpiece. It further stated that a private beachfront pool serves as the focal point of large living and recreational spaces outside, providing tranquil views of the nearby golf course and the immaculate Saadiyat Beach shoreline.
Aldar Development CEO Jonathan Emery said: “This record transaction at Faya Al Saadiyat sets a new benchmark for luxury real estate in Abu Dhabi and underscores the strong demand for ultra-premium, beachfront homes in the emirate.”
“Recognised as the crown jewel of Abu Dhabi’s luxury real estate, Saadiyat Island continues to attract homebuyers and investors from around the world. This sustained momentum reflects the success of Abu Dhabi’s long-term vision, enabled by progressive government policies, long-term residency initiatives, and strategic investment in infrastructure, culture, and entertainment,” he stated.
With a number of top-notch features, such as a private car gallery, a golf simulator, an in-house movie theater, and upscale wellness and fitness suites, as well as easy access to one of the most sought-after beaches in the United Arab Emirates, the mansion redefines custom living behind its striking modern exterior.
Faya Al Saadiyat was carefully designed by Nordic Office Architects, a domestic design firm known for reshaping regional skylines with globally informed design, and the internationally acclaimed 1508 London Interior Design Studio, which is best known for creating the interiors of The OWO Residences by Raffles, which was a part of the famous transformation of London’s historic Old War Office.
Ghazi Saeed Al Ateibi, Executive Director Real Estate Transactions Sector at Adrec, said: “Abu Dhabi is recognised as a world leading destination for global real estate investments, driven by growing trust in a market that is well-regulated, transparent, and investor-friendly.”
“At ADREC, our role is to safeguard this ecosystem by upholding strong governance, regulatory oversight, and seamless processes across the sector. Transactions of this scale reflect the strength of a maturing market and the effectiveness of a regulatory framework we’ve put in place designed to support and attract responsible, high-value investment,” he added.
