Aldar Properties (‘Aldar’) has announced the launch of Yas Acres The Magnolias, the third phase of its flagship development on Yas Island. From 4 September, all nationalities can purchase the new villas and townhouses that make up the third phase of the well-established development at Yas Acres gated community.
After completing construction on Redwoods, Aspens, and Cedars, the previous phases of Yas Acres, Aldar is now releasing homes in Magnolias. Customers will be able to enjoy all the existing amenities Yas Island and Yas Acres have to offer, as well as benefit from breathtaking views of the golf course from those exclusive front-line villas. Magnolias residents will have access to a school, mosques, retail and F&B outlets, ample green space, and community pools, as well as world-class leisure, entertainment, and shopping destinations on Yas Island. As one of Abu Dhabi’s most renowned and popular communities, Yas Acres is currently 95% occupied.
Additionally, the Magnolias properties have been redesigned to enable a more balanced lifestyle; more efficient and spacious floor plans meet the current desire of customers for extra living, work, and relaxation space. Magnolias’ homes are expected to be competitively priced. There are two-, three-, and four-bedroom townhouses, three- and four-bedroom duplexes, and four-, five-, and six-bedroom villas, many of which are golf course facing.

In addition, customers will have the ability to monitor their electricity and water consumption with smart meters.
Magnolias is scheduled to begin construction in Q4 2021, and handovers are expected to begin in Q3 2024. The sale of Noya Luma and Noya Viva on Yas Island, which reflects the ongoing high demand for Aldar homes on Yas Island, is followed rapidly by this new addition to the Yas Acres development.
