This year, Palm Jebel Ali’s development has advanced significantly thanks to Nakheel, a member of Dubai Holding’s innovative real estate division, Dubai Holding Real Estate. The project is moving at a rate that will allow it to reach milestones in 2025.
The first phase of villas and plots on Palm Jebel Ali, which was launched in late 2023, sold out in record time after the masterplan was revealed, according to Nakheel, who announced the project’s progress. This highlights the enormous demand for waterfront properties, for which Nakheel is known for producing.
Palm Jebel Ali’s seven islands span 13.4km, featuring 16 fronds and over 90km of beachfront, and it marks the beginning of a new growth corridor in the Jebel Ali area, underlining the expansion of the emirate, in line with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33.
The landmark development is designed with several mixed-use pedestrian-friendly neighbourhoods offering panoramic views of the Arabian Gulf.
Residents and visitors will enjoy an abundance of recreational spaces, catering to a diverse array of lifestyles and interests with a focus on smart city technologies and sustainable practices.
Villas on Palm Jebel Ali that celebrate the connection between indoor and outdoor lifestyles have been designed by a number of top regional and international architectural firms.
DBB Contracting was given the contract by Nakheel in May to build a new road that would serve Palm Jebel Ali’s central area.
One of the top civil and marine contractors in the United Arab Emirates is DBB Contracting and Dutco Construction, which were founded by the Dutco Group.
When the new public access road is finished, it will provide a convenient and beautifully landscaped route that leads straight to Palm Jebel Ali and is almost 6 km long.
Jan De Nul Dredging was given an AED 810 million contract in August to complete the marine works on Palm Jebel Ali. Dredging, land reclamation, beach profiling, and sand placement were all part of the scope of work, which directly aided in the building of villas on all fronds.
By the first quarter of 2025, the first eight fronds of the project should be site-ready, enabling the start of civil works and villa infrastructure, according to Nakheel.
With major contracts given to well-known local and foreign construction experts, Palm Jebel Ali’s development has accelerated even more in Q3 and Q4 of 2024, it continued.
The 6.6-kilometer Jebel Ali Beach master plan calls for the development of a 1.6-kilometer Mangrove Beach by Dubai Municipality and a 5-kilometer sandy beach by Nakheel.
Khalid Al Malik, the CEO of Dubai Holding Real Estate, said: “At Nakheel we believe in developing dreams, inspired by the vision of our leaders and the hopes of our people. The rapid progress we are currently witnessing on ground at Palm Jebel Ali is testimony to the grand success of our key partnerships and our joint endeavours to ensure we deliver on our commitments.”
In October, three significant contracts totaling over AED5 billion were given out for the building of opulent, ultra-luxury villas on the first six fronds of Palm Jebel Ali. The projects are expected to be finished by the end of 2026.
According to Al Malik, the contracts, which were given to United Engineering Construction Company (UNEC), Shapoorji Pallonji Mideast, and Ginco General Contracting, represented a critical turning point in the continuous development of this iconic waterfront destination in Dubai.
In addition to the extensive development of top-notch infrastructure and lively public areas within the corresponding fronds on Palm Jebel Ali, it entails the construction of 723 opulent Beach Collection and Coral Collection villas with exclusive beach frontage spread across six fronds.
