A beachfront gated community in Abu Dhabi, valued at $1.1 billion, has been unveiled by JIIC

The Jubail Island Investment Company (JIIC) of Abu Dhabi has announced the opening of Bada Al Jubail, an upscale gated community situated on a beachfront. The community is being established at an investment of AED 4 billion ($1.08 billion) as part of the Jubail Island development in Abu Dhabi.

Bada Al Jubail offers stunning views of the Abu Dhabi skyline, a yacht club, cycle tracks, jogging paths, and a marina for bespoke yachts, among other amenities. The development has a restricted number of mansions.

Six residential villages will be located on Jubail Island, which is owned by JIIC and is being developed and managed by LEAD Real Estate Developer. The villages are tucked away among the mangroves’ rich biodiversity and breathtaking natural beauty.

According to the statement, the low-density, low-impact landmark community will provide residents with every convenience and amenity, skillfully fusing luxury, wellness, and sustainable living into a stunning new addition to Abu Dhabi’s real estate market.

Within Jubail Island, Bada Al Jubail is a private island sanctuary surrounded by a mangrove ecosystem, with immaculate beaches and clear waters.

Including 8 km of beachfrontage and an area of more than 446,000 sq m. Within a preserved natural setting, it is expected to contain some of the most opulent residential properties in the capital.

There will be nine different types of mansions on Bada Al Jubail, with plot areas varying from 2,000 to 6,000 square meters and sizes ranging from 1,100 to 3,000 square meters.

With double-volume entrances, high ceilings, open-plan entertainment areas, exquisitely landscaped outdoor spaces, and private beaches and marinas, each mansion is expertly designed by globally recognized architects.

Unveiling the project, Mounir Haidar, Managing Director of JIIC, said: “We are thrilled to unveil Bada Al Jubail, an island within an island, emerging as a unique private residential haven cradled by turquoise waters and lush mangroves. This prestigious stand-alone community caters to a discerning few who value unparalleled privacy and an elevated lifestyle, complete with state-of-the-art facilities, and enriching experiences.”

The new community, according to JIIC, will provide residents with a marina designated for 30 yachts, a full range of watersports experiences, a yacht club, an elegant members’ lounge, a cigar bar, cycle tracks, and jogging paths, a wellness center and spa, a fitness studio, and a kids club. Professional boating staff will also be in charge of overseeing the use of the facilities.

The many facilities on Jubail Island, such as restaurants, retail stores, private schools, a beach club, and 1.4 million square meters of parks and open space, will also be available to residents of Bada Al Jubail.

According to the statement, Bada Al Jubail offers a prime location with excellent connectivity options and is only a short drive from Downtown Abu Dhabi. It is scheduled to be completed by the end of 2027.
