Have you ever wondered if your landlord has a clean rental contract? Here's everything you need to know

One of the most crucial choices for anyone is choosing the ideal residence, but so is choosing the ideal landlord. Therefore, you can inquire about a Renting Good Conduct (RGC) Certificate from the Dubai Land Department to see if there are any current or previous rental cases against him or her (DLD).

What is a rental good conduct certificate?

The Rental Good Conduct (RGC) Certificate was introduced by the Rental Disputes Centre (RDC) in 2018. In a post promoting this service on their official social media channels earlier this month, DLD said: “The RGC certificate service enables the lease contract parties to enquire about each party with their approval or consent. Thus, the landlord is aware of the extent of the tenant’s commitment to the lessors … On the other hand, the tenant can see how the landlord deals with tenants, and whether he has been subjected to tenancy provisions.”

The RGC certificate is meant to foster better communication and reduce hostility between renters and landlords.

How does the rental good conduct certificate, benefit tenants?

Numerous advantages of the RGC certificate service include protecting landlords and tenants from major legal problems.

First, it is possible for tenants and landlords to find out whether rent claims have been made against them, which helps avert unexpected legal repercussions like travel restrictions, property seizures, and/or bank account freezing [over rental disputes].

The service is beneficial to the tenant as it would alert them to legal disputes involving the landlord.

Does the rental good conduct certificate reduce disputes?

One of the key advantages of the RGC certificate, according to DLD, is that it lessens friction and disagreements between lessors and lessees. Individuals can decide if they wish to continue the arrangement with the tenant or landlord based on their track record by learning about their background and history.

By encouraging landlords and tenants to act in good faith and settle rental problems peacefully, the usage of good conduct certificates gives a certain level of governance in terms of conflict resolution. The programme greatly aids in reducing rental conflicts by streamlining the processes for all parties involved in the contractual arrangement.

In addition to lowering rental disputes, the certificate raises awareness of the rules and regulations governing rentals.

How does one get the rental good conduct certificate?

Both landlords and tenants are allowed to obtain the certificate. However, you require both parties consent.

You can obtain the certificate online after obtaining the other party’s consent by visiting the DLD website, dubailand.gov.ae, or by downloading the Dubai REST app, which is available for both Apple and Android users.

The procedures to apply for an RGC certificate are as follows:
