As the Foreign investors are getting more ROI and global appeal in UAE’s market. UAE real estate market is attracting investors from worldwide. So UAE has two long-term visas for which real estate investors are eligible.
- 10-year Investor Visa.
- 5-year Investor Visa.
Types of UAE investors visas:
Now there are UAE Golden Visas in place that allows foreigners to work, live and study without the support of national sponsors.
10-year Investor Visa:
In order to apply for this 10-year Investor Visa, it is a compulsory rule for the foreign investor to have at least AED 10M public investment in UAE.
These are the eligibility terms to apply for the Investor Visa:
- Launching a new company in any of the Emirates with a capital investment of about AED 10M or more.
- Establishing partnership in an existing company with a share value of a minimum of AED 10M.
- Deposits with investment value of minimum AED 10M in any Emirate.
- It is required to invest AED 10M investment in one of many forms from the above points to apply for a real estate investment visa in Dubai.
Eligibility criteria(10-year Investor Visa):
- One must consider that out of total investment which is a minimum of AED 10M, 60% of the amount is made in sectors other than the real estate market.
- The investor has to prove that the amount is not loaned.
- There is also one claw that states you must have retained the investment for at least three years.
- One should have financial solvency of the investment for AED 10M.
What is included in a 10-year visa?
- The investor with a 10-year visa can include an executive director and an advisor apart from their children and spouse.
- This visa can also be extended to business partners if all the partners contribute an investment amount of AED 10M.
- Foreign investors can also apply for a multiple-entry permit for about six months.
5-year Investor Visa:
Both real estate investors and entrepreneurs are eligible to apply for a 5-year investor visa.
Eligibility criteria for 5-year property investor visa UAE:
- It is compulsory for the investor to make an investment in a property of a minimum of AED 5M.
- They have to prove that the amount is not loaned.
- The property must be retained for a minimum of 3 years.
Eligibility criteria for a 5-year business visa UAE:
The business person should have an existing project with an investment of a minimum of AED 5M. The rest are the same as above.
What is included in a 5-year visa?
- One can avail multi-entry visa for six months. Once this expired, one can renew the visa for another six months.
- The entrepreneurs can also include a partner and three executives other than their spouse and children.
