September real estate trading volume reaches $284 million in Qatar

In September 2023, there were QR1,37,617,682 worth of real estate trading in sale contracts recorded with the Ministry of Justice’s Real Estate Registration Department. According to information from the Ministry of Justice’s real estate analytical bulletin, 300 real estate transactions were documented throughout the month.

The index of sold real estate increased by 1% from August 2023 to August 2024, while the index of exchanged areas increased by 3%.

According to the real estate market index, Doha, Al Rayyan, and Al Dhaayen municipalities were at the top of the list of the most lucrative deals in September 2023, followed by Al Wakrah, Umm Slal, Al Khor, Al Dhakira, Al Shamal, and Al Shahaniya.

According to the real estate market index for September, Al Rayyan municipality’s transactions had a total value of QR 341,793,633. The total transaction value for the Doha municipality was QR328,446,892, while the total transaction value for the Al Dhaayen municipality was QR154,912,596. Al Wakrah municipality’s transactions had a total value of QR95,862,415.

Al Khor and Al Dhakira municipalities reported transactions with a value of QR33,672,564, Al Shamal municipality reported trading with a value of QR15,911,165, and Al Sha-haniya municipality reported transactions with a value of QR714,286. Umm Salal municipality recorded transactions with a value of QR66,304,131.

Al Rayyan, Doha, and Al Dhaayen municipalities recorded the most active municipalities in terms of traded real estate spaces during September, according to indicators for the traded space index, with 39 percent for Al Rayyan, followed by Doha municipality with 19 percent, and Al Dhaayen with 15 percent. Of the total exchanged spaces, Al Wakrah accounted for 13%, Umm Salal for 6%, Al Khor for 4%, and Al Dhakira for 4%.

Trading indices showed that the most active municipalities in September in terms of real estate transactions (sold properties) were Doha (25 percent), Al Rayyan (24 percent), Al Dhaayen (20 percent), Al Wakrah (13 percent), and Umm Salal (8 percent). Al Khor and Al Dhakira recorded 5 percent of the total number of real estate transactions. For the month of September, the average price per square foot varied from (372 to 871) in Doha, (260 to 438) in Al Wakrah, (337 to 390) in Al Rayyan, (432 to 257) in Umm Salal, (227 to 469) in Al Dhaayen, (228 to 413) in Al Khor and Al Dhakira, (151-200 in Al Shamal, and 130 in Al Shahaniya.

The transaction volume showed that (10) properties were sold for the highest price in September, with (6) properties in Al Rayyan and (4) properties in Doha. There were 110 mortgage transactions in September 2023, totaling QR 2,694,623,782 in value. This information relates to the volume of mortgage transactions.

Doha recorded the most mortgage transactions with 35, which is 31.8 percent of all mortgaged properties, followed by Al Rayyan with 32, which is 29.1 percent, Al Dhaayen with 18, which is 16.4 percent, Umm Salal with 17, which is 15.5 percent, Al Wakrah with 5, which is 4.5 percent, Al Shamal with 2, and Al Sh recorded the fewest transactions with two, which is 1.8 percent, and finally Al Sh.

Doha Municipality led the way in terms of mortgage value with a total of QR1,902,751,000, while Al Khor and Al Dhakira recorded the lowest value at QR2,533,000. With the exception of Doha municipality, where it is discovered that the amounts of mortgage transactions achieved a higher rate of comparison when looking at the indicator of the movement of mortgage transactions, the ratio of the number of mortgaged properties to the ratio of their financial value is found to be greater than the ratio of the amounts of mortgage transactions in all municipalities that witnessed mortgage transactions.
