Prominent architectural company RMJM has launched Panorama View, a historic mixed-use project in Riyadh, in partnership with G1, AWJ Holding’s development arm.

This premium address, which is situated at the intersection of Tahliah and Takhassousi Streets across from the famous Panorama Mall, combines office space, retail, executive apartments, and hospitality in a lively location that seamlessly blends work, play, and community life.

Overlooking a vibrant retail podium are two sculptured buildings that house Marriott Executive Apartments and high-end offices under the “Panorama” name. They are connected by a graceful bridge. The sophisticated “vertical dunes” façade design is an architectural expression that takes inspiration from the organic flow of Saudi Arabia’s desert valleys.

Subtle changes in tone and texture provide depth and richness, while warm stone panels alternate with thin vertical glazing to produce a rhythm of light and shadow that varies throughout the day. According to a release, the podium façades are translucent and open, allowing people to walk freely between the interior and outside and immediately linking dining and retail areas with the public domain.

Choreographed landscape

The development unfolds into a meticulously planned environment at street level. Each of the three plazas—Terhab Plaza, Multaqa Plaza, and Atyaf Plaza—offers a unique ambience, ranging from the serene arrival surrounded by nature and water to bustling social hubs energized by cafés, outdoor eating terraces, and pop-up shops. Native plants, shaded lounging places, and cooling water elements create a functional and healing sensory environment. According to the statement, the outdoor areas are just as much of a destination as the interiors because of the way that soft landscaping and architectural form interact to blur the lines between architecture and nature.

The design is based on sustainability, which includes native plants, shaded pedestrian pathways, effective water management, and high-performance façades that lower heat gain. According to the statement, Panorama View, which is conveniently located near important landmarks and transportation hubs in Riyadh’s central business and leisure district, is poised to establish a new standard for integrated urban living.
